We start by collecting essential information about your property and your preferences, ensuring we align our services with your specific goals and needs.
You’ll meet your assigned property manager in this session, establishing a direct line of communication and ensuring personalized support throughout the process.
A part of our agreement requires owners to list us as additionally insured on their existing property insurance. We will need certification of being added within 10 days of signing.

For those whose insurance will not add us we have provided an alternative solution called Surevestor. Surevestor is a way to safeguard your investment and reduce potential risks when your insurance will not add Uplift as additionally insured. Our property management team will talk about what option best suits your needs.
Our team performs a detailed walkthrough of your unit, assessing its condition and noting any maintenance needs or standout features that could affect management or tenant appeal.
For vacant properties, we handle repairs and enhancements to prepare the home for rent, boosting its marketability to attract tenants swiftly.
We implement targeted marketing and leasing efforts to secure reliable tenants fast, reducing downtime and optimizing your rental income.
You’ll receive an initial financial summary detailing income, expenses, and maintenance costs, offering clear visibility into your property’s performance. Your property manager is available to walk through your owner statement with you if you have any questions.
We provide you with educational resources and insights into our management practices, empowering you with the knowledge to feel confident as a new client.

A member of our team will walk the property to look for habitiability requirements and identify areas to UPLIFT the property.
Using our standardized "Make Ready Checklist", we'll repair and update the property to meet the UPLIFT standard
Posting on more than 50 different websites, we advertise your rental property with professional quality photographs and UPLIFTING language to attract the ideal tenants.
We track all payments in real-time and provide owners with monthly reports detailing income, deductions, and any outstanding balances.

TENANT PLACEMENT

WE FIND AND SCREEN HIGH-QUALITY 
TENANTS TO ENSURE A PERFECT FIT FOR YOUR PROPERTY.
We use thorough screening methods to minimize risk and identify the best tenants for your rental property.
Using a tried and tested self-showing system, we show your rental property from 8am-8pm, 7 days a week!
Our 75+ page lease provides protections and assurance to you the owner as well as clarity and guidance to the tenants.
Before your new tenants can move in, we require security deposit and the pro-rated first months rent be paid via Certified Funds in order to guarantee a seamless financial transition.

TENANT SUPPORT

TENANT SATISFACTION AND RETENTION IS KEY TO
MANAGING A SUCCESSFUL RENTAL PROPERTY
Your designated Uplift team members will be available to tenants via email, phone, text, and online portal to address and resolve any concerns.
While we cannot guarantee lease violations will not occur, we are proactive in communicating lease expectations and addressing violations if ever they happen.
Property managers mediate disputes or issues, ensuring swift, fair resolutions while fostering positive tenant relationships.

PROPERTY MAINTENANCE

UPLIFT MANAGES ALL PROPERTY MAINTENANCE WITH OUR
EXTENSIVE PREMIUM VENDOR PARTNER LIST
Before we ever send a vendor to your property, we will reach out to the tenant to gather additional information and guide them through common maintenance fixes.
We arrange repairs with vetted, licensed contractors, ensuring high-quality work at competitive rates with minimal tenant disruption.
Should a repair require multiple vendors, we work with property owners to obtain multiple estimates, schedule with tenants, and provide project supervision.
All tenants at Uplift have access to a 24/7 plumber trained to resolve maintenance emergencies outside of business hours.
Once a year your property will receive a thorough property inspection focused on resolving habitability concerns and documenting property condition.

FINANCIAL SUPPORT
& DOCUMENTATION

THE UPLIFT TEAM KEEPS TRANSPARENT AND OPEN ACCOUNTING FOR ALL CLIENTS
Tenants have the option to pay rent five different ways: Online via the Tenant Portal, Money Order, Cashier's Check, Personal Check, or through Convenience store Cash Coupon.
As per CA regulations, our team reconciles all Security Deposits for any tenant charges and sends the returnable amount along with an itemized statement within 21 days of move out.
In the rare instance of eviction, we work with a legal team to prepare and serve proper notices, negotiate move outs, or file unlawful detainers.
Our accounting team is able to manage all property finances, included maintenance expenses, HOA bills, mortgage payments and more.
On the 10th of each month, you'll receive a comprehensive owners statement breaking down all Cash Flow at your rental property with FULL transparency
Every January you'll receive a 1099 prepared by a team of CPAs with all relevant tax documenation for your rental property.

TENANT RETENTION

VACANCY TIMES TO MINIMIZE LOSS TO LEASE
Our team of property management experts runs an updated market analysis for your specific rental property to make the best recommendation for pricing adjustments.
Before sending out any lease renewal offers, we review the tenancy from all aspects (on-time rental payments, lease violations, property upkeep, and more)
60+ days prior to the lease end date, we offer the lease renewal options to the tenant. This typically includes a 12-Month and a Month-to-Month option.
If the tenants choose not to renew, we pre-list the property to minimize vacancy time & maximize cash flow.

PORTFOLIO GROWTH CONSULTING

IN-DEPTH ANNUAL PROPERTY PERFORMANCE REVIEW WITH YOUR EXPERT PROPERTY MANAGER
Property managers review the past year’s financials, tenant satisfaction, and maintenance history, offering a full performance overview.
Uplift's Cofounder, Chris Jensen, will identify protenial property acquisitions based on your intvestment criteria and market conditions.
