    Move-Out Guidelines

    We’re sorry to see you go! We have prepared Move-Out Guidelines to help make the move-out process easier for all tenants. We know that moving out is usually a stressful time for everyone, so we hope this will assist you. You are always welcome to contact our office and request a pre move-out inspection up to 2 weeks before your final move out date. This inspection will help both you and us determine what might be an issue. We will inform you what we see and then you will have time to repair anything that could end up as a charge upon move out. We strongly suggest scheduling a pre move-out inspection! The document below includes the following:

    • Tips for making your move-out process easier.
    • 2 page checklist to help you when cleaning your unit.

    Remember: This document is provided as a courtesy and doesn’t guarantee that charges will not be applied to your security deposit disposition. It is only meant to assist in the move out process. Please contact us if you have any questions.

    Maintenance Tips

    Before you call or send us a maintenance request, it may be smart to check a few things first. If you are able to take care of the issue on your own it will save many people time and money. Here are some simple things that can help you. Please refer to your lease for a detailed list of suggestions and basic housing rules.

    PLUMBING

    • Use a hair catcher or guard for your drains to prevent hair or other objects from entering.
    • If you have a clog, use a plunger or a zip-it drain cleaner to try and get it out yourself. We recommend that every tenant owns a plunger.
    • Do not flush any cotton swabs, diapers, sanitary wipes, feminine hygiene products, paper towels, or other foreign objects down your toilets. This applies even if the product claims to be “flushable”.
    • Garbage disposals are not made to process bones, rice, egg shells, coffee grounds, grease, pasta, or potato peels. If the disposal stops working, try the reset button underneath or try resetting the GFCI outlet or breaker for the disposal.

    ELECTRICAL

    Be aware of where your GFCI outlets and breakers are. Most of the time, you will just need to reset an outlet or breaker to fix the problem.

    OTHER MAINTENANCE

    • Keep your house clean and dry. This will prevent insects, rodents, mildew, and excessive wear and tear to your unit.
    • Change the filter for your heater or air conditioner regularly. This will keep them running well.
    • Be aware that you are responsible for replacing HVAC filters, light bulbs, and batteries for smoke or CO detectors. Some smoke detectors may have a sealed battery. If yours has a sealed battery, but is making noise, exit your home and call Jensen Properties.

    Move-In Welcome Packet

    Welcome! We are excited to have you as a resident in one of our units. We hope that your move-in goes well. Below are two PDFs that you can open and download. The Welcome Letter will help you be fully prepared on the day of your move in. The Welcome Packet will give you some basic information about being a resident with Jensen Properties. We encourage you to refer to your Welcome Packet throughout your tenancy with us. Some of the things that are covered in these PDFs include:

    • How to set up your tenant portal online
    • How to pay rent each month
    • How to report maintenance
    • Basic housing rules that we have
    • Move out guidelines (for when the time comes)
